Unpaid Balance: $48,499 Timeline: 24 months Total ROI: 46% We purchased this loan as a non-performing note. The borrower was unable to pay according to their trial modification, but they were able to secure a local real estate investor to assume their loan. The new borrower has continuously paid on time for over 2 years now. Purchase Price + Workout Cost: $63,100 Sold Price/Market Value: $73,100.00 Timeline: 12 months Total ROI: 16% This property was purchased working with one of our private lenders. Shortly after buying the note the borrower reached out and requested a deed in lieu (DIL). They no longer are responsible for their debt & have found a new home to reside in. We renovated and have the property listed for sale! Purchase Price + Workout Cost: $27,000 Current Market Value: $38,000.00 Timeline: 12 months TOTAL ROI: 36% (after realtor fees and closing costs) This property was purchased as a co-venture agreement. The property was vacant upon acquisition. After starting foreclosure, the borrower reached out to us. Hearing that they wanted to keep the home, we offered them a modification. The borrower never went through with our offer, and we ended up gaining title through forfeiture. We sold it as-is with an offer just 4 days after listing it FSBO. They were very responsive and interested in keep their home. They successfully completed a trial payment plan, and we formally modified their contract. They have now made 13 months of on time payments and happily have their home! Purchase Price + Workout Cost: $29,500 Sold: $48,000.00 Timeline: 4 months TOTAL ROI: 49% (after closing costs & realtor fees) This deal was a Contract for Deed Co-Venture lending opportunity. The property was vacant upon acquisition which allowed us to gain title quickly. We did minor interior repairs and improvements then sold the property to an investor just 3 days after being on the market. Purchase Price: $17,750 Sold Price: $61,000 Total Cost: $36,433 (*Includes Rehab & Workout) Timeline: 10 months TOTAL ROI: 58.7% (after closing costs & realtor fees) The original owner of this home had passed away. The home was deeded to the elderly daughter who did not want the property. We helped the heir get clear title by paying off a personal judgement against her and the home, in order to give us a DIL (deed in lieu) of foreclosure. We did minor upgrades, and sold it on the market after 3 days on the market! After purchasing the note we reached out to the borrower for loss mitigation options, but received no response. We pursued foreclosure where they property sold at foreclosure auction. Purchase Price (w/ costs): $40,000 Sold Price: $85,500 Timeline: 2 months Total ROI: 95% ROI We originally set out to buy this as a note but after getting it under contract, the sellers gained title via a deed in lieu and sold it to us as an REO. The property was in rough condition but we knew we could sell as-is in the $70,000 - $75,000. After only 4 days on the market we received multiple offers and closed just 21 days later at $85,500!
